Thinking of purchasing a second holiday home or living in Phuket on a permanant basis ?
Here are some basic answers to most common questions about buying property*
or land as a foreigner in Thailand.
Q. Can I purchase property in Thailand as foreigner ?
A. Yes foreigners can purchase a property in Thailand
Q. Can I purchase land in Thailand as a foreigner ?
A. No you cannot, (under current Thai law***)
but you can lease over a 30+30 year period (60 years in total).

Q: Can a foreigner obtain a loan (mortgage) in Thailand for purchasing property/land ?
A: No, but if you have a Thai partner you can if you act as guarantor.
So for example, If you have saved money or still working abroad you can use this as some form of gurantee or alternatively,
you may wish to ask for a personal loan from a financial institution in your home country to fund the purchase.
Some Thai banks overseas can help you with a morgage like Bangkok bank Singapore.
Q. Must I pay additional costs every month/year on a current lease ?
A. No, when you purchase property from us we have included lease costs in the total 90 years lease.
Q. When I setup a company must I pay yearly tax ?
A. Yes, a 1 mil BHT sleepping company pays 12.000 BHT tax a year.
Q. If I decide to sell my property when I have a lease on the land is that possible ?
A. Yes, you can sell your property and land lease will be transfered to the new Lessee**.

e.g: Transfer fees in terms of taxes to the Thai Government
Our local lawyer will make a new contract. Fees to setup the new
contract (approx 15,000 baht) and 1% tax are payable over the land
assets to the local land office.
If you stay 30 years or more then the contract will be renewed for a futher 30 years
and the new contract will be made. Additional charges for this will apply (see above)
*** In the event that Thai law changes which puts ownership rights in favour of a
foreigner to own land then you can request the owner of the land to put the land
(chanote deed title) in your name. This clause is inserted in the lease contract.
